Buying Property as a Foreigner in Serbia: Reciprocity Rules (2026 Guide)

Which properties foreigners can buy in Serbia, the reciprocity principle and the main steps of the purchase process.

The purchase process in 4 steps
  1. 1

    Choose the property

  2. 2

    Title & legal check

  3. 3

    Preliminary contract

  4. 4

    Title transfer (notary)

What can foreigners buy?

In Serbia, foreign natural persons can freely buy apartments and buildings without any quota. There is no special restriction for foreigners acquiring an apartment.

Land is different: foreigners can generally acquire only the plot belonging to the apartment or building they buy; standalone land purchase is subject to reciprocity. Agricultural land, as a rule, is reserved for Serbian citizens.

The reciprocity principle

Serbia applies the reciprocity principle: if citizens of your country can buy property in Serbia, Serbian citizens should be able to buy in your country. There is no fixed, passport-based 'allowed countries' list; it is assessed per country.

For this reason we confirm the current reciprocity status together before purchase. It is one of the most critical preliminary checks in the process.

Process and things to watch

The process generally runs as: choosing a suitable property, checking title records and any encumbrances (mortgage, lien, etc.), a preliminary contract and then title transfer before a notary. Title and legal checks are important to avoid later problems.

Frequently Asked Questions

Can Turkish citizens buy an apartment in Serbia?+

Serbia applies the reciprocity principle to standalone land acquisition: if your country's citizens can buy property in Serbia, Serbian citizens should be able to buy similarly in your country.
