When and where to start looking
The student housing market in North Macedonia picks up at the start of each term, especially in September. Starting the search around two to three weeks before arrival is usually enough: landlords are reluctant to reserve for distant dates, while leaving it too late means options near campus are gone. The timing for dormitories is different: because places are limited, the application should be made as soon as the acceptance letter arrives.
Listings circulate mainly through local property sites, Facebook groups and neighbourhood agencies. However, a significant share of listings are in Macedonian or Albanian, prices are open to negotiation, and photos often do not reflect the current state of the property. A student unfamiliar with the country renting remotely from a listing is the most common mistake we see.
The practical approach is to build a shortlist within budget before arriving and to have someone view the properties in person for a first pass. Choosing a neighbourhood: close to campus or cheaper?
In Skopje the monthly rent difference between a flat near the centre and a comparable one further out can be substantial. But a student choosing the outskirts must also factor in the monthly transport pass, lost time and safety of travel in the evening. Neighbourhoods within walking distance of campus, or reachable by a single bus line, usually make more sense in total cost.
Gostivar is both smaller and markedly more economical than Skopje. Because of the city's scale most students can walk to campus, which largely removes transport from the budget. On the other hand housing supply is narrower than in Skopje, so options run out faster at the start of term.
The criteria we weigh when assessing a neighbourhood: distance to campus and how well-lit the route is, whether there is a shop and pharmacy nearby, the building's heating system (central, air conditioning or stove), and the character of the neighbourhood. Heating matters especially; in winter the difference in bills can overshadow the rent itself.
The deposit: the most common dispute
A rental deposit in North Macedonia is usually one month's rent, though some landlords ask for two. It is taken to be refunded on departure provided there is no damage. This is precisely where problems most often arise: on moving out, a landlord may seek deductions citing reasons such as "it needed repainting" or "the furniture is worn".
The most effective way to prevent this is a detailed handover record on move-in. Every room, the appliances and any existing damage should be photographed, the photos kept with their dates, and the record signed by the landlord where possible. A scratch or stain that existed on arrival but went unrecorded means that item gets billed to the student on departure.
The second point is that how and when the deposit will be returned must be written into the lease. Instead of a vague phrase such as "refunded on departure", the refund period and the circumstances permitting deductions should be stated explicitly. We pay particular attention to this clause when reviewing leases.
Clauses to watch in the lease
Leases are usually drawn up in Macedonian. Signing a contract in a language you do not understand is the biggest risk for a student, so the clauses should be explained clearly, one by one, before signing. The headings to focus on: the currency and date of rent payment, whether utilities are included, the conditions under which rent may be increased, how much notice early termination requires, and the deposit refund terms.
The termination clause is especially critical for students. An academic year runs nine to ten months, so a student who signs a twelve-month lease may end up paying rent over the summer while not even in the country. Aligning the lease term with the academic calendar, or having a specific summer clause added, is something to raise from the outset.
Whether utilities are included must also be stated plainly. In winter the gap between "rent €200" and "rent €200 plus utilities" can reach sixty to eighty euros a month — not a trivial item in an annual budget.

Can I rent a place online before arriving?+
We do not recommend it. Listing photos often do not reflect the current state of the property, and remote payments carry a risk of fraud. The right approach is to build a shortlist within budget before arrival and pre-screen with someone who views the properties in person, then decide once the student has seen the place with their own eyes. This is why arranging short-term temporary accommodation for the first days matters.
What can I do if my deposit is not returned?+
The first line of defence is the handover record and dated photos taken on move-in; that is the most practical way to show a deduction is unwarranted. If the lease states the refund period and the conditions for deductions, the conversation goes far more smoothly.
