Real Estate Investment in North Macedonia

Rules for foreign property ownership in North Macedonia, the option of buying through a company, and investment highlights.

The purchase process in 4 steps
  1. 1

    Choose the property

  2. 2

    Title & legal check

  3. 3

    Preliminary contract

  4. 4

    Title transfer (notary)

What can foreigners buy?

In North Macedonia foreigners can acquire buildings, apartments, commercial premises and construction land. Direct ownership of agricultural land is closed to foreigners; in some cases a long-term lease may be possible.

EU and OECD citizens have the same rights as nationals. For third-country nationals such as Turkey, reciprocity is required to acquire apartments, buildings and construction land; we confirm the current status together.

Buying through a company

In some cases investors prefer to set up a local company and acquire the property through it. This structure can be considered especially for commercial purposes or investments involving land.

Which structure suits you depends on your purpose, tax plan and long-term goals. We plan the right setup together from the start.

Why North Macedonia, and the process

Its proximity to Turkey, Turkish-supported processes and relatively accessible prices make the country attractive for real estate. The process runs as: choosing a property, title and legal checks, a preliminary contract and title transfer.

We handle document preparation and coordination with solution partners in Turkish. This content is for information purposes and may change according to current legislation.
